The Dutko|Ragen Homes & Investments Team, part of Keller Williams Falls Church office, is
looking to hire a Showing Specialist! We are an award winning real estate team, top 1% of
agents nationwide, recognized in best of Northern Virginia magazine and Virginia Living

The Showing Specialist supports Buyer Specialists (Realtors who specialize in working with
buyers) by scheduling showings for clients, showing properties to clients, and communicating
clearly and in a timely manner with all parties. We are looking for someone with excellent
interpersonal skills, a positive fun-loving attitude and with a strong sense of urgency and
responsibility to complete tasks when needed. This is a customer service focused role with a
company standard of delivering exceptional customer experience, while going above and
beyond for the client. The ideal candidate should be available to meet with clients on nights
and weekends.

Showing Specialist Job Duties & Responsibilities
o Show homes to our active home buyer clients
o Identify homes to show that meet buyers’ criteria
o Schedule showings of homes with buyer clients, listing agents and/or home sellers
o Show homes to our active home buyer clients
o Refine buyers’ criteria and select additional homes to show as necessary
o Schedule and attend on-site property inspections with clients and vendors
o Provide buyer clients access to homes under contract as needed for measuring, inspecting,
and etc.
o Promptly return all buyer client telephone calls, texts and/or emails.
o Gather and answer buyer questions about potential homes and local community
o Educate buyer clients about home buying process
o Regularly assure buyer clients that lead agent is involved & informed – Promote the team
o Facilitating the buyer process from start to finish with assistance from team
o Hosting weekend open houses to showcase our listings while having an opportunity to meet
new clients
o Keep lead agent informed on all client communications and developments (copied on all
emails & update notes in CRM)

Showing Specialist Growth & Development Training

Showing Specialist will be responsible for developing the following skills by shadowing lead
agent or buyer’s agent, in addition to attending all office training related to these duties. Once
Showing Specialist has demonstrated the ability to perform these tasks proficiently without
assistance and has met all production standards, Showing Specialist will become eligible for the
Buyer’s Agent/Specialist role.

o Attend all office training for working with buyer clients
o Convert buyer leads to buyer consultation appointments
o Obtain buyer client signatures on buyer agency agreements
o Ensure that buyer clients are pre-qualified with mortgage lender
o Prospect for buyer leads
o Overcome buyer objections

• Strong interpersonal skills and the ability to develop a strong rapport with clients
• Professional demeanor and dress, communicates with clients in a helpful, positive, and
professional manner.
• Customer service or sales experience a plus.
• Strong written communication skills.
• Flexible schedule, able to work evenings and weekends when most clients are available.
• “Can do,” team oriented attitude.
• Chronically on-time and punctual!
• Reliable personal transportation.
• Willingness and ability to obtain Real Estate License.

• Compensation will be 10% of the total commission, after the initial 10 deals* and is
100% commission based. Earnings could be $50-$70k depending on candidate/team
performance with upward mobility to six figures.
o * 1-5 deals paid out at 5%
o * 6-10 deals paid out at 7.5%
